USCB Student Housing

New Construction of 4 student housing buildings for the University of South Carolina Beaufort
Craven Street
2017
Construction of a new structure at 806 Craven Street, formerly a gravel parking lot, to provide 12 new guest rooms for The Beaufort Inn. Historic Beaufort Foundation awarded this new structure a Historic Honor Award.

Constructed 2005 Boundary Street, a new restaurant building within Beaufort Town Center
808 Bay Street

Renovation of vacant 2nd story loft at 808 Bay Street, creating a 3-bedroom, 2-bathroom, luxury apartment

Commercial Building
Constructed a new commercial building within Beaufort Town Center. Beaufort’s first Starbucks housed in this location had the most successful opening in the southeast at that time.
Tabby Place

Restoration and renovation of 913 Port Republic Street (former Piggly Wiggly), into Tabby Place, a 350+ person indoor and outdoor venue space
1411 Queen Street
2014
Constructed 1411 Queen Street, a commercial office building within Beaufort Town Center
The Beaufort Inn
2013
Restored and renovated two historic structures into 5 additional guest suites of The Beaufort Inn
Port Republic Square

Acquired Port Republic Square to provide needed parking and additional expansion opportunities for The Beaufort Inn
The Beaufort Inn Spa

Renovated and restored a historic structure to a spa serving The Beaufort Inn
The Quality Inn
2010
Purchased an underperforming Ramada hotel; Completely renovated it, transforming it into The Quality Inn in Beaufort Town Center
Live Work Project
2009
Constructed a 14-unit live-work project in Beaufort Town Center, the first LEED Gold Certified building in Beaufort County
Tabby Garden
2009
Converted an asphalt parking lot into the Tabby Garden event venue, part of The Beaufort Inn
Burnside Building
2008
New Construction of the Burnside Building, a 2-story commercial building complimenting the existing shopping plaza

One Beaufort Town Center
Completed construction of One Beaufort Town Center, Beaufort’s first Class A office building
Multi-Tenant Commercial Building
2007
Constructed a 2-story multi-tenant commercial building within Newcastle Square, which received the “Outstanding New Construction” award from Main Street Beaufort, USA.
Newcastle Square

Constructed a commercial building within Newcastle Square housing Talbots and a home goods boutique
Sea Island Apartments

Acquired Sea Island Apartments in Port Royal
Beaufort Town Center

Began infrastructure work for the redevelopment of 50+ Acres into Beaufort Town Center, which now includes a Food Lion anchored shopping center, a company owned and operated climate-controlled storage facility, a 149 room Quality Inn, a live-work building facing the Intracoastal Waterway, several stand-alone restaurant and office spaces, and a mixed-use Class A office building.

Restoration and renovation of a former garage at 205 Scott Street into restaurant space

Newcastle Square Office

Renovated former carriage tour horse stables into an office building within Newcastle Square
Greenlawn Multifamily Project

Commenced acquisitions of residential parcels within Beaufort Town Center to redevelop into the upcoming Greenlawn Multifamily project

Fisher House
Restored and renovated the historic Fisher House into 2 guest suites for The Beaufort Inn
1609 North Street

Restoration of 1609 North Street. 303 Associates received the award for “Best Exterior Rehabilitation” from Main Street Beaufort, USA.
Newcastle Square
2002
Renovated a former laundromat and carwash into retail and restaurant spaces. This transition sparked the redevelopment project known as Newcastle Square.
Bay Street
2002
Renovated an underperforming Bay Street building to provide 3 first-class retail spaces, one of which fronts a courtyard constructed as part of the project
Saltus House
2002
Restoration and renovation of the Saltus House (802 Bay Street), which had been vacant for 20+ years. 303 Associates received Main Street Beaufort, USA’s Award for Excellence “Best Interior Rehabilitation/Renovation” for this project.
