BEAUFORT TOWN CENTER
Beaufort Town Center is a 50+ acre area located on Beaufort’s main entryway. With over 40,000 cars per day passing the site and located in the immediate vicinity of the Beaufort County Government Center and the City of Beaufort Municipal Complex, Beaufort Town Center is an ideal location for business, retail and residential purposes.
When 303 Associates assembled this property, it was home to a closed SCDOT maintenance facility, a used car lot, several vacant buildings, uninhabited or substandard houses along Greenlawn Drive, and Jean Ribaut Square, a late 1970s era strip mall with an outdated façade and appearance. Beaufort Town Center is being redeveloped into a new urban center containing mixed uses including retail, commercial, residential and lodging components. It includes two hotels, eight restaurants, Class A office space, banks, law firms, investment firms, parks and waterfront strolling areas. Greenlawn Drive is transforming into a tree lined street featuring live-work units and connects the new urban infill development to the retail center at Jean Ribaut Square. Recently, seven live-work units facing the Intracoastal Waterway were awarded LEED Gold certification. In addition to substantial cosmetic and tenant-mix improvements to the existing shopping center, a new retail and commercial building was completed in late-2007, framing the shopping center and adding additional quality businesses to the center.

Comprised of 1 2/3 City blocks, Newcastle Square is located at the entry to Historic Beaufort. Formerly vacant and underutilized, Newcastle Square has transformed into a shopping and dining destination. 303 Associates’ projects have included the redevelopment of an former car wash and laundromat at 1001 Boundary Street (2000), the redevelopment of horse stables into first-class office space at 1212 Charles Street (2004), the construction of a new retail building, now home to Talbots and Grace & Glory at 1029 Boundary Street (2005) and the construction of a new retail and commercial building at 1211 Newcastle Street (2007), home to Dancing Dogs Yoga, SuZara’s Kitchen, Uptown Grill and Organika Salon, among others. Notable restoration and renovation projects include:
1999 – Renovation of Old Bay Marketplace (917 Bay Street). The South Carolina Downtown Development Association awarded the Gaines Jones Façade Rehabilitation award for this project to 303 Associates.
2000 – Restoration of the Anchorage House (1103 Bay Street). 303 Associates was recognized as “Outstanding Corporate Partner” and for “Best Exterior Rehabilitation” by Main Street Beaufort USA.
2003 – Restoration of 1609 North Street. 303 Associates received the award for “Best Exterior Rehabilitation” from Main Street Beaufort, USA.
